Eagle Mountain is Utah’s ‘Clean Slate’
for the future with sustainable, environmentally sound development as an elemental part of the plan. Nowhere else offers this potential for responsible controlled growth while preserving the area's natural beauty.

The town has its roots in commerce and development. The founders understood that a successful city must be able to meet the needs of the residents as well as the business entities that create opportunity, jobs and growth.

In the process of building a city from the ground up, engineers and planners looked ahead to Eagle Mountain’s commercial and industrial future. The result is a master-planned community that is business-friendly while remaining committed conservation and preservation of natural resources.

Eagle Mountain has untapped potential with approximately 6,800 acres available from a single owner. The founder/developer of Eagle Mountain remains actively engaged in the development and planning of the city’s commercial, industrial and residential projects.

A single-source landowner on this scale is unique in the industry and affords investors and strategic partners unparalleled potential for rapid growth.

Overview of City Utilities
The property has a utility corridor with 345kVa electricity, the Kern River natural gas transportation line, and the Williams telecommunications fiber optic line, all on site. The city has an electrical substation providing 138kVa to the community. The city also has a tap and regulation station along the Kern River gas pipeline providing gas to the site.

Development Agreement
Eagle Mountain Properties development projects include a development agreement guaranteeing significant density and flexibility. Zoning is relatively easy to change as necessary, especially in the industrial areas, and density is very fluid with the ability to be moved from one site to another.

Favorable Geological Characteristics
Unlike land along the Wasatch Front, which sits in the IBC Seismic Zone D1, Eagle Mountain land falls in the lesser zone D2. The Utah Geological Survey has issued a Liquefaction-Potential Map for Utah County. The map indicates the liquefaction potential in Eagle Mountain is very low.
